The identified need over the plan period is 681 pitches and 38 plots, of which 516 pitches and 30 plots are needed in the first 10 years. The Council will allocate 280 pitches and 14 plots towards this, through a mix of new sites and the intensification or expansion of existing sites, with further pitches on NESS sites in later years. Existing lawful sites are safeguarded, and delivery will be monitored with more sites identified if needed.

The human version (we wrote this, not the council)This allocation covers around 92.8 hectares at South Aylesbury for approximately 1,350 homes and 5 Gypsy and Traveller pitches, made up of five land parcels planned together. It requires a 2FE primary school, a local centre, a community building with a possible police touchdown facility, and 50% green infrastructure. Land is safeguarded for the Aylesbury Southeast Link Road, now under construction, with financial contributions towards it. Detailed flood modelling is required, including measures to help protect Stoke Mandeville Hospital from surface water flooding.
The human version (we wrote this, not the council)This allocation covers around 225.5 hectares south of the A41 at Aylesbury, mainly Hampden Fields, for approximately 3,000 homes plus a sixty-bed care home or extra care facility. It includes about 6.90 hectares of employment land, two primary schools with pre-schools, a local centre, a health facility and 108.34 hectares of green infrastructure. A dualled Southern Link Road between the A413 and A41 is required, along with town-wide flood defences. Outline permission has been granted and work has started, with careful phasing needed across the merged sites.
The human version (we wrote this, not the council)This allocation supports an assumed 100 homes at Abbey Barn North, High Wycombe, designed to fit the site's bowl-shaped, sloping landscape. Conventional houses with gardens are not considered appropriate; innovative homes set within the landscape are required instead. The plans require a buffer of at least 15 metres to Deangarden Wood, retention of chalk grassland, new footpaths, cycle and bridleway links, and contributions to road, bus and path improvements. A development brief has already been prepared for the site.

It is allocated for an assumed 1,000 homes, a primary school and a new local centre reusing St George's Church. Half the site must be green infrastructure, with parkland, play space and links to Wendover Woods. Historic features, including the Registered Park and Garden and listed barracks, would be restored or converted. New roads, junction upgrades and mitigation for the Chilterns Beechwoods protected area are also required.
The human version (we wrote this, not the council)This policy protects Buckinghamshire's canals, including the Grand Union Canal and its Aylesbury and Wendover Arms. Development alongside canals must not impede public access, and should retain and enhance access, moorings and significant waterside buildings. Wharf facilities for freight transfer should be kept where a need is shown, and using canals for waterborne freight is supported as a sustainable alternative to road transport. The Canal & Rivers Trust, which manages the county's canals, will be a key stakeholder in relevant planning decisions.
