Summary Development at West Shottery will aim to complement the
emerging Shottery View development and support the
comprehensive and coordinated development of the west of
Stratford-upon-Avon. It will include the delivery of a large
community park, which will be a valuable new asset for the
town.

β’ Housing: the delivery of a minimum 687 dwellings in the
period to 2050 comprised of a mixture of sizes and
types of dwellings, in line with the latest Strategic
Housing Market Assessment (SHMA).

neighbourhood concept where most daily needs can be
met within a short active travel trip with car use
minimised.

Requirements
β’ Development proposals must consider their impact in
relation to the following nearby heritage assets and
must be sensitive to the presence of them and avoid
substantial harm:
o Shottery Conservation Area.
o Grade I Listed Anne Hathawayβs Cottage and
associated Grade II Listed Registered Park and Garden.
Flood Risk, Drainage
and Water Supply
β’ Applicants will be expected to work positively with
Severn Trent Water, and ensure that appropriate
measures are in place at Stratford β Milcote sewage
treatment works to facilitate the development's
progress.
Site A: West Shottery
β’ Some areas of surface water flooding at northwestern
part of site to be mitigated through appropriate
master planning, using attenuation basins to
ensure appropriate, controlled discharge.
Climate Change β’ All homes will be required to engage in sustainable
design and construction, including the use of
renewable and low-carbon energy, in accordance
with Policies NZ.1 - Operational Net Zero in New
Residential Buildings, NZ.3 - Embodied Carbon and
NZ.5 - Climate Resilient Design.
Biodiversity and Green
& Blue Infrastructure
β’ Proposals will be required to maintain and enhance,
where possible, existing landscape features with
biodiversity value, in particular mature trees and
hedgerows.
β’ If this is not practicable, to enable
the timely and viable delivery of the development,
mitigating features should be provided on-site, with a
biodiversity net gain delivered in line with national
policy and the relevant BNG policies laid out elsewhere
