The site as shown on the Policies Map is allocated for an assumed number of 210 dwellings. Development of this site will be supported where it:
a) Accords with a comprehensive masterplan, to be submitted to and formally approved by the Council prior to the determination of any planning application, to ensure coordinated and integrated development across the whole site.
b) Can demonstrate that appropriate vehicle access to all parts of the site can be achieved.
c) Is demonstrated that there is suitable interface between the development and the Padbury Conservation Area, the Local Green Space designation for playing fields, Millennium Woods, Padbury School, and existing housing. d) Demonstrates that appropriate pedestrian access can be delivered through the site connecting Main Street, Lower Way, the Local Green Space designation for playing fields, Millennium Woods, Padbury School, and existing housing.
6.487 The site is approximately 10.75 hectares and is divided into two principal land parcels: one located to the northwest and the other to the southeast. These parcels are effectively separated by an area designated as Local Green Space, which is used for playing fields and creates a physical and functional division across the site.
