This strategic policy is supporting Local Plan objectives 1, 4, 7, and 8.
Policy SP7 - Aylesbury town centre policy
1. Aylesbury Town Centre is identified as a Sub-regional Town Centre and will be a key area for development, regeneration and investment within Buckinghamshire, delivering a vibrant, inclusive and sustainable destination. The town centre boundary, primary shopping area and primary shopping frontages are defined on the Policies Map.
2. Development proposals within the town centre will be supported where they:
a) Support the transformation of Aylesbury into a distinctive attractive and resilient vibrant county town, enhancing its identity and competitiveness.
b) deliver a diverse and balanced mix of uses including retail, leisure, culture, employment, community facilities and residential development, contributing to daytime and evening activity.
c) Contribute to the delivery of key regeneration objectives and efficient use of land, including intensification and renewal of underused or vacant sites and optimisation of previously developed land in accessible locations.
d) Provide financial contributions to improve the capacity of Aylesbury Bus Station.
e) Support the creation of a cyclable, walkable and accessible town centre with strong neighbourhood connections. f) Preserve and enhance heritage assets, including the historic core and Market Square, and their settings and key views.
g) Deliver a high-quality public realm, including streets, spaces and green infrastructure, which supports social interaction and civic life.
3. Prioritise sustainable transport, including walking, cycling and public transport.
4. Proposals will be required to demonstrate how they support and contribute to the objectives of Policy SP5 (Town Centre Regeneration).

5. Key opportunity and regeneration areas within the town centre will be identified on the Policies Map and through supporting strategies, including (but not limited to):
a) Friars Square shopping centre and multistorey car park add policy reference (when known)

e) Hale Leys shopping centre
f) Waterside North
g) Old Courts and Judges Lodgings
h) Exchange Streetcar Park.
