1. The site as shown on the Policies Map is allocated for an assumed 80 dwellings and 420 sqm of town centre retail uses.
2. New development will be supported where:
a) A proposal reflects the adjacent building heights and be appropriate in scale. All building should reflect a contemporary design to accord with the local distinctiveness.
b) The development is based on a design brief, submitted as part of an application, to be prepared for the site which will need to reflect the local distinctiveness of its specific locality within Aylesbury.
c) Landscaping is retained and incorporated as a buffer due to the site's relationship with neighbouring uses. d) The site allocation should be accessed via singular vehicular access point off Upper Hundreds Way. The existing access off Upper Hundreds Way roundabout will need to be modified and upgraded to include a fourth arm to provide sufficient access to the site.
e) A proposal provides for an alternative ‘at-grade’ crossing adjacent to the existing subway between Britannia Street and Cambridge Street to provide a secondary access. The existing pedestrian crossing to the north of Hampden House should be relocated to the north-west to be directly opposite Railway Street. The scheme should incorporate additional street planting along the boundaries.

The site also comprises a larger car park with a single unit site that is ancillary to the main Royal Mail building.
