HIW10: High Wycombe Central Business Centre Land shown on the policies map is allocated for employment development within the Central Business Centre. Development proposals will be supported where they: a) Deliver approximately 0.4ha of high-quality employment floorspace, including offices, research and development, and other business uses within Use Class E(g), alongside compatible industrial uses where appropriate. b) Support the regeneration of High Wycombe town centre by intensifying employment uses, enhancing the quality of the business environment, and contributing to a vibrant, mixed and economically active centre. c) Contribute to the delivery of modern, flexible workspace that meets the needs of growing sectors, supports productivity, and attracts investment and higher value jobs. d) Other uses that deliver economic development such as public and community uses, and main town centre uses will also be supported, where they: i. support the business uses of the area, ii. are of small scale and nature that does not prejudice the delivery of employment floorspace, iii. generate employment and increase footfall. iv. complement the role of the area in character and function. High Wycombe Central Business Centre 6.498 The High Wycombe Central Business Centre (CBC) is located at the heart of the town centre, benefitting from strong accessibility, including proximity to the railway station, key services and the strategic road network. It forms a key focus for employment activity, with a mix of office, commercial and town centre uses. 6.499 Parts of the area are constrained by older building stock, fragmented land ownership and underutilised sites, alongside sensitivities relating to townscape, heritage and the need to manage movement and servicing in a busy urban environment. 6.500 Notwithstanding these constraints, the CBC presents a significant opportunity to deliver regeneration through the intensification and modernisation of employment floorspace, including around 1ha of new business space. Investment in high-quality, flexible workspace and public realm can support higher-value jobs, strengthen the town centre economy and reinforce the area’s role as a key business location. Small-scale supporting uses, including main town centre and community uses, can complement employment uses by increasing footfall and activity, provided they do not undermine the delivery of employment floorspace.
