PRI03: Princes Estate Expansion, Princes Risborough a) Land shown on the Policies Map is allocated for a new Key Employment Area as a northern expansion of the Princes Estate. b) Development proposals in the expanded Business Park as identified on the Policies Map will be supported where they: i. Provide approximately 4ha of land for employment development as part of the expansion area to the Princes Estate ii. Are for employment generating uses in use class E(g), B2, B8 and sui generis employment generating uses. iii. Develop the whole site, or if for a part of the site demonstrate a proposal would not compromise delivery and would not prejudice the comprehensive development of the site. iv. Create a layout and design that has regard to its visual impact from the Chilterns National Landscape and the Ridgeway National Trail, open character of the area and the setting of Horsenden Conservation Area. v. Provide safe access and parking arrangements in accordance with current parking standards. c) Residential development will not be supported as it would prejudice the delivery and operation of the employment allocation. d) Provide financial contributions towards strategic active travel links between Princes Risborough, Longwick and Chinnor. 6.501 The Princes Estate expansion area lies to the south-west of Princes Risborough and forms a logical extension to the existing Princes Estate, a well-established employment area of around ten hectares. The allocation extends to approximately fourteen hectares, of which around 3.15 hectares is expected to be delivered for new employment development, after allowing for supporting infrastructure. The site is currently characterised by agricultural land and is bounded by existing residential development to the north and east, with open countryside to the south and west, forming a clear transition to the wider Chilterns landscape. 6.502 The Plan seeks to retain and grow existing businesses and support start-up opportunities for local enterprise. The allocation will provide a range of employment uses, including small-scale industrial and business units suited to local needs, contributing to economic growth and job creation. Residential development is not appropriate in this location as it would prejudice the delivery and operation of the employment allocation. 6.503 The site is sensitive in landscape and visual terms, particularly in relation to views from the Chilterns National Landscape, the Ridgeway National Trail and the setting of Horsenden Conservation Area. These constraints can be addressed through a comprehensive masterplanning approach, incorporating sensitive design, structural landscaping and the retention and enhancement of green infrastructure. 6.504 Access can be achieved via the existing estate road network, alongside improved pedestrian and cycle connectivity to the town centre and railway station. Contributions towards strategic active travel links between Princes Risborough and Chinnor will support more sustainable travel patterns. Potential amenity impacts, including odour from the nearby sewage treatment works, will need to be assessed and, where necessary, mitigated to ensure an acceptable environment for employment uses.
