STK01: Land to the rear of Stokenchurch Business Park
The site as shown on the Policies Map is allocated for 2.6ha employment land comprising of a mix of E(g)(iii), B2 and B8. Proposals should comply with the following criteria:
a) Proposals must be supported by a Landscape and Visual Impact Assessment and adopt a landscape-led approach to design. Development should demonstrate how the layout, scale, appearance and landscaping conserves and enhances the Chilterns National Landscape, with impacts avoided or minimised and landscape enhancements delivered.
b) Development must provide appropriate vehicular and pedestrian connections to the existing Stokenchurch Business Park, ensuring the site functions as an integrated extension of the wider employment area.
6.518 Stokenchurch Business Park is located to the west of Stokenchurch village and southwest of Junction 5 of the M40, forming an established Key Employment Area protected under Policy EC1. The allocation of land to the rear of the existing business park provides a logical extension, enabling the continuation of employment uses in a well-connected location and supporting local economic growth.
6.519 The employment site extends to approximately 2.6 hectares and lies within the Chilterns National Landscape, making landscape sensitivity a primary consideration. Development will therefore need to be landscape-led, informed by a robust Landscape and Visual Impact Assessment, to ensure that proposals conserve and enhance the character and scenic beauty of the National Landscape. 6.520 Given its location adjacent to the existing employment area and close to the strategic road network, the site is well suited to accommodating a mix of light industrial, general industrial and storage and distribution uses. 6.521 The site lies within proximity (approximately five hundred metres) of the Aston Rowant Special Area of Conservation (SAC). While the proposed employment uses are not expected to result in significant effects, project-level Habitats Regulations Assessment will be required to confirm this and to ensure that any potential impacts are appropriately avoided or mitigated.
