The site as shown on the Policies Map is allocated an assumed number of 235 dwellings. Development of this site will be supported where it:
a) Accords with a comprehensive masterplan, to be submitted to and formally approved by the Council prior to the determination of any planning application, to ensure coordinated and integrated development across the whole site.
b) Can demonstrate that appropriate vehicle access to Lower Road can be achieved.
c) Provides a financial contribution to SEALR delivery as per SEALR position statement SEALR_Position_Statement_final_15_May_2025.docx
d) Connects to existing walking/cycling infrastructure and provide improvements to bring the connections up to LTN 1/20 standards.
6.437 The site is 7.33 ha located on Lower Road north of Stoke Mandeville. The land opposite the site on Lower Road is allocated for large scale residential development. The Southeast Aylesbury Link Road is currently being built to the north of the site.
6.438 The site is under a mile walk or cycle from Stoke Mandeville railway station and is a short distance from Aylesbury to the north. Redevelopment proposals should also seek to improve active travel links to the railway station, and into Aylesbury.
