The site as shown on the Policies Map is allocated for an assumed number of 175 homes. New development will be supported where it:
a) Provides vehicular, pedestrian and cycle access from the western field through to the eastern part of the site.
b) Improvements to walking, cycling and wheeling are delivered along Stockley Lane and Cross Lane to access amenities and services on Main Street
c) Provides improved pedestrian and cycle connections on Barton Road and Wood Lane into the village.
d) Conserves and enhances the setting of listed buildings fronting Upper Street and the Tingewick Conservation Area and its setting.
e) Provides ecological buffers to retain and supplement the existing trees and hedgerows on all boundaries.
f) Incorporates landscape features to mitigate adverse noise impacts to this site from the A421.

6.486 The site presents opportunities to improve the road access and other forms of access into the village. It can also improve the setting to close by heritage assets. Buffers should be provided to protect landscape features important to ecology including ground nesting birds.
