WET01: Land at Rectory Farm, New Road, Weston Turville 1. The site as shown on the Policies Map is allocated for employment development comprising approximately 2.3ha of Use Classes E(g), B2 and B8 floorspace. 2. Proposals should comply with the following criteria: a) Provision of approximately 2.3ha of employment floorspace, with flexibility across Use Classes E(g), B2 and B8. b) Development should be delivered in a manner that is well integrated with the wider Hampden Fields (AGT4) allocation, including alignment with the agreed masterplan and phasing strategy. c) Safe and suitable vehicular access from New Road, with contributions where necessary to wider strategic highway improvements associated with Hampden Fields. d) Provision of pedestrian and cycle connections linking the site to surrounding employment areas and nearby residential communities. e) Implementation of landscape buffers and boundary treatments to mitigate impacts on nearby residential areas and the surrounding countryside. f) High-quality design that ensures operational compatibility between employment uses and adjoining development. g) Development should not come forward in a manner that would prejudice the comprehensive delivery of adjoining employment land within AGT4. 6.537 The site is located to the west of Weston Turville, adjacent to New Road and forming part of the wider Hampden Fields strategic allocation. Extending to approximately 2.3ha, it is expected to deliver approximately 1.9ha of new employment development, net of supporting infrastructure requirements, comprising of agricultural land and will adjoin planned employment areas within Hampden Fields. Surrounding uses include the emerging Hampden Fields urban extension to the west, existing residential development to the east, and open countryside beyond. 6.538 The allocation will deliver around 2ha of flexible employment floorspace within Use Classes E(g), B2 and B8, supporting local economic growth and complementing the wider employment provision within Hampden Fields. Its location within a strategic site enables the coordinated delivery of employment development alongside supporting infrastructure. 6.539 Key considerations include the need to integrate effectively with the wider Hampden Fields masterplan and phasing strategy, ensure safe and suitable vehicular access from New Road, and provide strong pedestrian and cycle connections to adjoining employment areas and nearby residential communities. Development must also respond to the site’s edge-ofsettlement context, ensuring an appropriate relationship with neighbouring residential properties through careful design, layout and the provision of landscape buffers. 6.540 These matters can be addressed through a comprehensive, design-led approach, supported by structural landscaping, appropriate building scale and orientation, and coordinated delivery alongside adjoining employment land. Infrastructure provision, including highway improvements, utilities and sustainable drainage, will support the site’s development and ensure it contributes positively to the overall place-making objectives of Hampden Fields.
