The human version (we wrote this, not the council)This policy sets the strategy for economic growth. The Plan must allocate at least 219 hectares of employment land to 2045, and after committed sites are counted, about 147 hectares of additional land is allocated. Major locations include expansion at Westcott Venture Park and new employment land at the Winslow, Buckingham and Turweston new settlements, plus town centre sites in Aylesbury and High Wycombe. Research and development floorspace is strongly supported, and no new employment development is allowed in the highest flood risk zone (Flood Zone 3b).

The human version (we wrote this, not the council)This allocation covers around 225.5 hectares south of the A41 at Aylesbury, mainly Hampden Fields, for approximately 3,000 homes plus a sixty-bed care home or extra care facility. It includes about 6.90 hectares of employment land, two primary schools with pre-schools, a local centre, a health facility and 108.34 hectares of green infrastructure. A dualled Southern Link Road between the A413 and A41 is required, along with town-wide flood defences. Outline permission has been granted and work has started, with careful phasing needed across the merged sites.

The human version (we wrote this, not the council)This allocation describes Aston Clinton North, a mixed development of an assumed 1,660 homes and 33,000 square metres of industrial and warehouse space on around 52 hectares of farmland. It includes a primary school and a local centre with a community hall, healthcare provision and about 1,000 square metres of shops. Access would connect to the A41 and local roads. Detailed flood modelling of the Wendover Brook is required, and permission depends on mitigation for the Chilterns Beechwoods protected area being in place.

The human version (we wrote this, not the council)This allocation provides 4.5 hectares of employment land behind Weston Road, Aston Clinton, of which 3.6 hectares is expected to be developed. It supports the expansion of Halton Brook Business Park, an established base for medical instrument manufacturing, reinforcing the area as a hub for medical technology. Development must be coordinated with the neighbouring allocated site, keep and improve the hedgerow and trees on the western boundary, and be designed to sit comfortably alongside the homes on Weston Road.
