AST02: Land to the rear of 1-87 Weston Road, Aston Clinton The site as shown on the Policies Map is allocated for 4.5ha of employment land comprising of a mix of E(g)(i), E(g)(ii) and E(g)(iii). Proposals should comply with the following criteria: a) Support the continued development and expansion of Halton Brook Business Park, including opportunities for businesses within the medical technology and related sectors. b) Sui generis uses and ancillary uses within other use classes for medical technology uses will also be supported where they do not conflict with adjacent land uses and do not prejudice delivery of adjoining land. c) Development should come forward in a comprehensive manner, including safe highways access, which does not prejudice the development of the neighbouring site, SMA001 Land at Weston Road, Aston Clinton. d) Retention and enhancement of hedgerow and trees on western boundary 6.509 The site lies to the north and east of Halton Brook Business Park and is bordered by residential development along Weston Road. The existing business park is an established location for the manufacture of medical instruments and supplies, and the allocation provides an opportunity to support its continued expansion of approximately 3.6ha of developable area, reinforcing the area as a hub for medical technology and related sectors. 6.510 The allocation extends to 4.5ha, of which 3.6ha is expected to be delivered for new employment development, after allowing for supporting infrastructure. The site is intended to deliver a mix of employment uses within Use Class E(g), alongside supporting sui generis and ancillary uses where these contribute to the functioning and growth of the cluster and do not give rise to conflicts with surrounding land uses or prejudice the delivery of adjoining sites. Coordination with the neighbouring allocation at Weston Road is important to ensure the efficient and comprehensive use of land. 6.511 Given the proximity of existing residential properties, development will need to be carefully designed to ensure an appropriate relationship with neighbouring uses, including the management of access, servicing and potential amenity impacts. Safe and suitable highways access will be required, alongside a layout that enables comprehensive development of both this and adjacent land. 6.512 The retention and enhancement of existing hedgerows and trees, particularly along the western boundary, will help to soften the visual impact of development, provide ecological benefits and contribute to an appropriate transition between the employment area and nearby residential uses. 6.513 The site lies within the zone of influence of the Chilterns Beechwoods SAC (Ashridge Commons and Woods SSSI). While the Habitats Regulations Assessment indicates that the proposed employment use would not result in significant effects, project-level assessment will be required to confirm this and ensure that any potential impacts are appropriately avoided or mitigated.
