PRI04: Land north of Lower Icknield Way, Princes Risborough
a) Land north of Lower Icknield Way as shown on the Policies Map is allocated for a new Key Employment Area to deliver approximately twelve hectares of employment land.
b) Development proposals will be supported where they:
i. Deliver approximately 12ha of employment land for employment generating uses in use class E(g), B2, B8 and other suitable sui generis employment generating uses where they are compatible with the overall function of the site. ii. Respond sensitively to the site’s prominent location, including its visibility from the Chilterns National Landscape and the Ridgeway National Trail, through high-quality design, layout and structural landscaping. iii. Retain and enhance existing trees and hedgerows along site boundaries and stream corridor. iv. Provide appropriate landscape buffers to the stream corridor, existing tree belts and site boundaries, including new hedgerow planting along the southern boundary and within the site to mitigate visual impacts.
v. Provide safe and suitable access from Lower Icknield Way
c) Secure appropriate financial contributions towards strategic active travel improvements, including the Princes Risborough to Chinnor route.
